Sell Multifamily

Sell Your Kansas City Duplex, Triplex, or Fourplex

I'm Emanuel Blando, a Kansas City real estate agent and landlord with the We Heart Homes KC team at KW Kansas City Metro. Since 2018 I've closed multifamily deals on both sides of the table across Missouri and Kansas, more than 40 units and $4.5 million in sales, including 1031 exchange sales and multi-property portfolios. If it produces rent, from a duplex to an apartment building, I can help you sell it.

Who This Is For

Whatever you own and whatever's next, the numbers come first.

Tired of Tenants

You've held the duplex long enough. Let's turn the equity into your next chapter without leaving money on the table.

Trading Up Through a 1031

Sell the fourplex, defer the tax, and roll into the next property. I've closed these sales and I keep the deadlines straight.

Portfolios and Larger Buildings

Five doors or fifty. Multi-property packages and apartment buildings get the same numbers-first approach, packaged the way commercial buyers expect.

Turnkey or tired, fully leased or half-vacant, I'll price your property for what buyers will actually pay for it.

Why Me

I know what buyers look for in this market.

The people who buy Kansas City duplexes, triplexes, and fourplexes have hired me to find them one. Local investors. Out-of-state investors. First-time house hackers. Veterans using VA loans. A flight attendant building passive income between flights. I know how each of them runs the numbers, what makes a property worth more to them, and what makes them walk. When yours hits the market, I already know who's coming and how they'll price it.

I'm a Kansas City landlord too. I know what a property like yours costs to run, what it takes to sell it well, and what its equity should be earning you.

How I Sell Multifamily

Priced on the income. Packaged for investors. Protected through closing.

  1. 1

    Price it on the numbers.

I price from every variable a buyer will: current rents and market rents, expenses, the T12 (trailing twelve-month income and expense statement), cap rate, condition, and true multifamily comps, not single-family comps. You'll see the math.

  2. 2

    Build the data room.

Before your property goes live, I assemble the rent roll, leases, T12, utilities, and repair history into a shared folder buyers can underwrite from. Prepared sellers get cleaner offers and fewer renegotiations.

  3. 3

    Prep only what pays.

Some units need a light refresh to hit the number. Some should sell as-is to the right investor. I tell you which, and my vendor network handles what's worth doing.

  4. 4

    Reach every buyer pool.

Full MLS exposure with professional photography, plus direct outreach to my investor buyer network, investor-savvy agents, and owner-occupant buyers who can use low-down-payment loans on 2–4 unit properties. More qualified eyes means better terms.

  5. 5

Show it without disrupting your tenants.

Occupied units are normal in multifamily. I coordinate access around your leases and your tenants' schedules, and I keep the income story intact for buyers.

  6. 6

    Negotiate, then protect the deal.

I handle offers, inspections, and appraisal pushback. When buyers have backed out after inspection, I've brought in replacement buyers and closed, more than once. Deals wobble. They don't have to die.

  7. 7

    Plan what's next.

A 1031 exchange (a tax-deferred reinvestment of your sale proceeds) coordinated with your qualified intermediary, a sell-versus-hold comparison, or a clean exit. I stay with you past the closing table.

For sellers

Shawnee fourplex: $700,000 sale and a 1031 exchange

The owner called me specifically for multifamily experience. I sold the fourplex at a strong profit over his purchase price, and the proceeds rolled into a 1031 exchange, deferring the tax on his gain.

Independence fourplex: a premium price in 2020

One of the higher-priced fourplex sales in its area at the time. Getting it meant pricing to the income, not the neighborhood average, and holding the number through negotiation.

South Kansas City duplex: bought it for him, sold it for him

An out-of-state investor bought this duplex with me, held it as a rental, and sold it with me a few years later at a gain. The buyer came from my own network, and the listing still had full market exposure.

Independence duplex: bought at $240,000, resold at $252,500

I represented the investor on the purchase, then on the sale about two years later when he was ready to move the equity into his next deal.

Multi-property portfolios

I've also sold multiple multi-property portfolios, including sales of five or more properties at once, with each property priced and marketed on its own plan.

For buyers

Independence duplex: a deal that refused to die (2026)

The first buyer got cold feet after inspection. Instead of letting it fall apart, I took the numbers to an experienced local investor, a loan officer who could have used any agent in town, and he closed at $199,000.

Plaza-area duplex to triplex: a value-add that's funding the next deal (2023)

First-time investors bought a duplex at $280,000 with a plan from day one to add a third unit. After a full gut renovation it runs as a triplex with midterm rentals, and the equity they built is now funding a cash-out refinance into a fourplex: the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) strategy in action.

Hyde Park triplex: $80,000 off in a hot market (2023)

A turnkey short-term rental with a grandfathered city permit, a rarity in Kansas City, Missouri. I negotiated $80,000 off the price in April 2023, near the top of the market, and my client runs it as a short- and midterm rental today.

Overland Park duplex: locked in before the bidding wars (2025)

A repeat client bought this Class A duplex at $540,000, the first of several matching duplexes the seller released. We moved the day it listed. The next ones sold in bidding wars at $565,000 and up.

Lee's Summit fourplex: fully leased and turnkey at $675,000 (2025)

Every unit occupied on closing day in a Class A part of Lee's Summit. Income from day one.

South Kansas City duplex: a first investment from 30,000 feet (2026)

A West Coast flight attendant bought her first investment property here for $194,000. She leased one side long-term and furnished the other as a midterm rental, reaching what are, as far as I know, some of the highest rents in that duplex community. It was my third transaction in that pocket, so I know exactly what it rents for.

Belton duplex: a family that keeps coming back

A young couple's second investment property at $243,500, in a south-metro pocket where duplexes cash flow. That family has since bought more than six properties with me.

Two Jackson County duplexes: house hackers

A veteran used his VA loan to buy a duplex, live in one side, and rent the other, going from one rental to three doors. Two brothers bought their first home the same way. These buyers are a big part of the 2–4 unit market, and I know how to reach them.

Where I Sell Multifamily

Both sides of the state line.

Independence and eastern Jackson County; Kansas City, Missouri, including Hyde Park, the Plaza area, and south Kansas City; Lee's Summit and Belton; Overland Park, Shawnee, and Johnson County, Kansas. I'm licensed in Missouri and Kansas, so a portfolio that crosses the state line is one conversation, not two.

Not Sure Whether to Sell?

Sometimes the answer is hold. I'll tell you if it is.

Before you list, I'll run a free valuation and a sell-versus-hold analysis: current value, your equity, return on equity (what the equity sitting in the property earns you each year by staying put), estimated after-tax proceeds, and your 1031 options. If holding wins, you'll hear it from me.

Clients also get access to KC Investor HUB, my private underwriting platform, so you can run the numbers with me. Reach out for access.

Estimates, not tax or legal advice. I coordinate with your CPA and your qualified intermediary.

FAQ

Selling multifamily in Kansas City

From the income and the buyer's math: current and market rents, expenses, the T12 (trailing twelve-month income and expense statement), the cap rates investors are paying today, condition, and recent 2–4 unit sales, not single-family comps. Owner-occupant demand can push a well-located duplex above its pure income value, and I price for that too.

Yes, and in most cases you should. Investors buy income, and occupied units prove it. I coordinate showings around your leases and your tenants' schedules, and the leases transfer to the buyer at closing.

Yes. A 1031 exchange lets you defer capital gains tax by reinvesting the proceeds in another investment property within IRS deadlines: 45 days to identify the replacement and 180 days to close. I've closed 1031 exchange sales and coordinate the timing with your qualified intermediary.

It depends on your equity, your return on equity, your tax position, and what you'd do with the cash. I'll run a free sell-versus-hold analysis so you can decide on numbers, not a hunch.

Most of my closings are 2–4 unit properties, and I've sold multiple multi-property portfolios of five or more properties. If you own a larger building or a mixed portfolio, start with a call and we'll map the right approach.

Yes. I'm licensed in both states and have closed multifamily on both sides of the state line, including Overland Park and Shawnee in Kansas, and Independence, Kansas City, Lee's Summit, and Belton in Missouri.

Nothing. The valuation and the sell-versus-hold analysis are free, with no obligation to list.
