KC Investor FAQ

Kansas City Investing, Answered

Straight answers to the questions we hear most from KC investors.

Cap rate is net operating income divided by purchase price, and what counts as good depends on the neighborhood, the condition, and the property class — workforce housing and A-class product price very differently. We don't publish a KC cap-rate range here: we don't collect cap rates, and the ranges that circulate online aren't traceable to a source we can stand behind. Run the deal in the rental calculator with your own rents and expenses, and we'll tell you how it compares to what we're actually seeing.

A light cosmetic rehab — paint, flooring, fixtures — costs a fraction of a full gut with mechanicals, kitchen and baths. We don't publish per-square-foot rehab numbers here, because we have no source for them that a reader could check; get bids from your own contractors and use those. Whatever the number, pad it for surprises: older KC housing stock often hides knob-and-tube wiring, galvanized plumbing, or foundation work.

Kansas City, MO requires STR operators to register and obtain a permit, with different rules for owner-occupied vs. non-owner-occupied properties. Some neighborhoods have caps or restrictions. Always verify the latest city ordinance and HOA rules before underwriting an STR — regulations have tightened in recent years.

The 1% rule says monthly rent should equal at least 1% of the purchase price (e.g., $150K home → $1,500/mo rent). It's a quick screen, not a final answer — it ignores taxes, insurance, vacancy, capital expenditure and financing, which is where KC deals are usually won or lost. We won't tell you how KC ranks against other metros on it, because we have no source for that comparison. Run the full numbers in a calculator before committing.

No, but most serious investors hold rentals in an LLC for liability protection and easier accounting. Both Missouri and Kansas allow single-member LLCs. Talk to a real estate attorney and CPA before structuring — financing terms, due-on-sale clauses, and tax treatment all factor in.

For cash flow, investors typically target Waldo, Ruskin Heights, Northeast KC, Independence, Raytown, and Grandview. Appreciation plays tend to be in Brookside, Waldo, the Crossroads, and the Northland. The right answer depends on your strategy — happy to talk through it.
